This Dollar General in rural Alabama was coming up for renewal after their original 10-year lease was expiring. Sometimes these deals get overlooked when they are not in a major metro area. There was no question that this store was in a rural area (operating in a community of 50,000 or fewer).

The new NNN ground lease (Triple Net Ground Lease) would only be 5 years with an option to renew for another 5 years so it was not optimal. Most lenders turned it down, but we were able to provide a 30-year USDA loan.
